Is luxury a question of price?

When people talk about luxury real estate, many picture multi-million-euro estates. That image is wrong, or at least very incomplete.

To me, a luxury property is defined first by two things: its location and the quality of what it offers. A perfectly located two-bedroom apartment in Bordeaux can be a luxury property. So can a fully renovated townhouse finished with quality materials, even without a garden.

Location, the first criterion

A luxury property is, above all, well located. In Bordeaux, that might be a quiet street in the Chartrons, a high-floor apartment overlooking the rooftops, or an échoppe (a traditional Bordeaux stone house) a few minutes’ walk from shops and schools in Caudéran or Saint-Genès.

Size matters less than the quality of life the address provides: doing everything on foot, light, calm, nearby schools. A one-bedroom apartment on a beautiful street in the centre can meet these criteria better than a large, poorly located house.

This is also what gives a property its long-term value. A sought-after location resells more easily, even when the market slows down.

Finishes and the quality of the renovation

The second criterion is the finishes. A luxury property has been designed and built to high standards: durable materials, careful finishing, bespoke fittings that make the most of every square metre.

A buyer who purchases such a property is also buying peace of mind: they simply move in and enjoy it.

Two examples: a house in Saint-Genès, an apartment near the Jardin Public

I currently have for sale a stone townhouse in the Barrière Saint-Genès area, offered at €435,000. It has two bedrooms and no outdoor space. On paper, nothing like a luxury property.

And yet, to me, it is a luxury property. The house has been fully renovated, with bespoke fittings, an Italie Concept kitchen and Porcelanosa tiles. Everything has been thought through; nothing needs redoing.

This is exactly what many buyers are looking for: a carefully finished, well-located home, ready to move into. And it is a property I market with the same care as a villa: video, brochure, listing on high-end portals.

Another example: an apartment of around 100 m² a stone’s throw from the Jardin Public, with three bedrooms, a shower room and a garden. Very well located and fully renovated with fine finishes, it sold for around €800,000.

What our buyers are looking for today

We receive many requests for exceptional properties, but also more and more searches between €500,000 and €1M. These buyers are demanding about location and quality, with a defined budget.

At the moment, we are looking in particular for:

  • an échoppe or a house with a small outdoor space in Caudéran or Le Bouscat, between €600,000 and €850,000;
  • a family house with a garden in Le Bouscat, Bordeaux or Caudéran, between €900,000 and €1.2M;
  • a large family apartment in Bordeaux, between €500,000 and €800,000;
  • a house on the outskirts of Bordeaux, between €700,000 and €900,000.

If your property matches one of these searches, let’s talk.

Selling a luxury property, whatever its price

An exceptional property deserves to be presented as such, whether it is worth €450,000 or €2M. Every property I sell receives the same level of service:

  • a video of the property, my signature, shared on my Instagram account;
  • a polished brochure, given to serious buyers;
  • listing on portals specialising in high-end property;
  • a regular marketing report, so you always know where your sale stands;
  • a direct presentation to our buyers whose search matches.

Thinking of selling? I can offer you a property valuation, with an honest view on the price and on the best way to present your property.

Frequently asked questions

It is a property that stands out for its location and the quality of its finishes. Price is not the criterion: a very well-located two-bedroom apartment can qualify.

No. Many properties between €400,000 and €1M combine a great location with quality finishes, especially renovated townhouses and apartments in the city centre.

Which Bordeaux neighbourhoods are the most sought after?

The Chartrons, Saint-Seurin, Caudéran, Saint-Genès and the historic centre, as well as Le Bouscat on the city’s doorstep.

Does a luxury agency handle properties under one million euros?

Yes. We give every property the same level of care, whatever its price, and we are actively looking for properties between €500,000 and €1M for our buyers.
