Barrière du Médoc & Parc Bordelais

Why I love this neighbourhood

It’s simply my neighbourhood: the one I live in and know particularly well. I love its family atmosphere, its genuine community life and, above all, the feeling of having everything close by without the bustle of the city centre.

You can easily reach the heart of Bordeaux, enjoy the Parc Bordelais, do your shopping on foot, walk the children to school or hop on the tram. It’s a lively, elegant neighbourhood where you quickly settle into your routines.

That’s also why it now comes up so often in my buyers’ searches.

The market here

The Barrière du Médoc, the Parc Bordelais and the neighbouring streets of Le Bouscat form a rather distinctive market: from one street to the next, and especially from one property to another, prices can vary considerably.

You’ll find apartments, some with terraces, as well as many typically Bordeaux properties: échoppes (traditional single-storey stone houses), stone houses, family homes with gardens and some beautiful hôtels particuliers (historic townhouses).

For a family home with high-quality finishes, prices are generally around €6,000 to €7,000/m², but this average should be taken with caution. A beautifully renovated house at a good address, with a well-oriented garden, a pool and parking, can reach €8,000/m² or even more for the rarest properties, or considerably less if it needs renovation or has no parking.

Conversely, a property requiring major renovation or located on a less sought-after street will sell for noticeably less.

More than in many other neighbourhoods, price per square metre alone isn’t enough: the street, the condition of the property, the quality of the renovation, the garden’s orientation, the peace and quiet, and the availability of parking all make a real difference.

What draws buyers is the rather rare combination it offers: proximity to central Bordeaux, the Parc Bordelais, sought-after schools, local shops and tram line D.

Bordeaux or Le Bouscat?

The Barrière du Médoc sits exactly where the two meet. Bordeaux on one side, Le Bouscat on the other: in everyday life, the boundary is almost forgotten.

That’s precisely what makes the area so appealing: you enjoy immediate proximity to Bordeaux while benefiting from the quality of life and residential setting of Le Bouscat.

Living here

Schools This is one of the neighbourhood’s great assets for families. In addition to the local state schools, several highly sought-after private schools are easily accessible: Grand Lebrun, Tivoli and L’Assomption Sainte-Clotilde.

This proximity to schools partly explains the strong demand from families in the area.

Shops This is also part of the Barrière du Médoc’s charm: you can genuinely live day to day without taking your car.

Around the Barrière and avenue de la Libération, you’ll find many local shops, a Monoprix, food shops, pastry shops, an excellent cheesemonger, a really friendly greengrocer…

You keep a real neighbourhood feel while being just minutes from central Bordeaux.

The Parc Bordelais It’s impossible to talk about the neighbourhood without mentioning the Parc Bordelais. It’s clearly one of its main assets, especially for families: wide green spaces, walks, children’s play areas and a very pleasant everyday setting.

Living a few minutes’ walk from the park remains a key search criterion for many of my buyers.

Transport Tram line D serves the Barrière du Médoc directly and makes it very easy to reach central Bordeaux.

Its other big advantage is the direct connection to Saint-Jean station, which matters a great deal to my clients who work regularly in Paris or travel frequently.

The airport is also easily reached by car from the neighbourhood.

My favourite places For fresh produce, I particularly like Maraîcher Argonne on avenue de la Libération for its fruit and vegetables.

Right next door, the Fromagerie des Loups is one of those small shops that truly bring the neighbourhood to life.

The Monoprix on avenue de la Libération is also very convenient day to day.

It’s these little habits and this concentration of shops within walking distance that give the Barrière du Médoc its true neighbourhood spirit.

Your questions about Barrière du Médoc & Parc Bordelais

What is the price per m² here?

There isn't really a single price. The price per m² varies considerably, and rises for a particularly high-end house that is renovated, quiet, with a garden, a well-oriented pool, no overlooking neighbours and parking.

The exact address and the quality of the property matter enormously here.

What types of property are found here?

Stone family houses with 4 or 5 bedrooms, a well-oriented garden, a pool or room to add one, and parking are particularly in demand.

High-end apartments with a lift, terrace and parking are also sought after and relatively rare.
